Mercy Hospital State Street Campus Redevelopment

Acorn provided civil/site and permitting assistance to redevelop Mercy Hospital's State Street campus into a mixed-income residential area with 260 apartments, 9 homes, a self-storage facility, and small retail spaces. The project involved redeveloping the historic hospital building into the Nightingale, improving utilities, and creating outdoor public spaces including a multi-modal woonerf. This project turned parking lots into housing, the Equinox and Winter Landing buildings, rebuilt the street wall along Winter Street, and reconnected the neighborhood.

Of the 269 new housing units, 95 are affordable and 17 are designated workforce housing. Nightingale apartments have 10% set aside for workforce housing. Equinox and Winter Landing, built with Community Housing of Maine and the Portland Housing Authority, offer affordable housing for families and older adults earning 50-60% of the area median income. Winter Landing includes 15 units for long-term homeless older adults, and Equinox has 10 units for people recovering from substance use disorder. The Winter Street Townhomes are market-rate condos that offer private outdoor space and parking for two vehicles.
